Construction consultancy — Innovative Home Solutions

We sit on your side of the table — from the permit counter to the final inspection.

Proposal development, strategy and planning and project consultancy, alongside permitting, project planning, consultant coordination and the meeting with the building official — plus advisory support for roofing, general contracting, plumbing, electrical and mechanical / A-C trades. We work alongside contractors and their subcontractors, and put everything we agree in writing so it can be built against.

What we bring to a project

Four things, carried through from first proposal to sign-off.

These are on our own card because they are what a client actually hires us for. Everything below on this page is how they are delivered.

Proposal Development

The proposal written out properly — scope, inclusions, exclusions and price basis — so the client knows exactly what is being committed to before work starts.

Strategy & Planning

The job planned before it is priced: programme, sequencing, long-lead items and trade interfaces settled while changing them is still cheap.

Project Consultant

A consultant carried through the project — permits filed, consultants answering the same question the same way, and the trades kept on one plan.

Quality. Results.

Work reviewed against the specification it was written to, with compliance checked ahead of inspection rather than after it.

Contract · Proposal · Estimate · Invoice

The paperwork a job lives on, run end to end.

A construction job is only as solid as the documents behind it. We develop the proposal, set the contract, put the estimate on the same scope, and keep the billing traceable to what was agreed.

  1. 01

    Contract

Terms, scope and responsibilities set down in writing before mobilisation, so the agreement is on paper rather than in recollection.

  2. 02

    Proposal

The proposal developed to the point a client can approve it — what is included, what is not, and on what basis it is priced.

  3. 03

    Estimate

An estimate that follows the scope: quantities, trade packages and the assumptions behind each figure, stated plainly.

  4. 04

    Invoice

Billing that matches the work and the contract — clean, itemised and traceable back to what was agreed.

Start with whichever document you are stuck on — a proposal that needs writing, a contract that needs checking, or an estimate that has to line up with the scope.

What the consultancy covers

Permitting, planning, coordination — and the room where the decisions get made.

Most of the cost in a project is not in the work; it is in the waiting, the re-submittals and the surprises between trades. These are the services we run so that the trades below can just build.

In plain terms

We prepare and file the permits, plan the project before it is priced, keep the consultants answering the same question the same way, sit in the meeting with the building official, and follow it through to sign-off.

Start with a permit question
  • Permitting

    01

    Applications, submittals and approvals

Permit applications prepared, submitted and tracked through to issue — the forms, the drawings and the supporting documents a jurisdiction asks for, assembled in the order it asks for them, with re-submittals handled rather than left with you.

  • Project Planning

    02

    Scope, programme and sequencing

The project planned before it is priced: scope defined, programme sequenced, long-lead items identified early and trade interfaces mapped, so the trades are not discovering each other’s work on site.

  • Strategy & Planning

    03

Programme, sequencing and scope settled early

The job planned before it is priced: programme, sequencing, long-lead items and trade interfaces settled while changing them is still cheap.

  • Proposal Development

    04

Written proposal, priced and ready to approve

The proposal developed properly — scope, inclusions, exclusions and price basis written out — so the client knows exactly what is being committed to before work starts.

  • Consultants & Design Team Coordination

    05

    One coordinated set of answers

Architect, engineer and specialist consultants coordinated so the answers reaching your trades agree with each other. We chase the information, reconcile the drawings and put the outcome in writing.

  • Meet & Greet with the Building Official

    06

On your side of the table

We attend the pre-application and plan-review meetings with the building official — introductions made, questions asked in the right language, and what was agreed written down afterwards so nothing is left to recollection.

  • Plan Review & Code Compliance

    07

    Reviewed before it is submitted

Drawings and specifications checked against the applicable code and the authority’s own review comments before submission, so corrections are made on paper rather than on site.

  • Inspections & Certificate of Occupancy

    08

    Sign-off, sequenced to the programme

Inspection stages planned into the programme and the close-out documents prepared as the work completes, so final sign-off and the certificate of occupancy are reached without a hold-up at the end.

Handling a project of your own? The same services are available as a package or a single piece of it — call +1 786 606 2574 and describe the stage you are at.

The part that stalls projects

Approvals, planned for at the start rather than chased at the end.

Applications, review comments, inspections and final sign-off are stages with dates attached, not paperwork to deal with once the work is finished. We put them in the programme from the beginning.

Trades we advise

Five disciplines, one coordinated picture.

Each trade has its own pressures — but on site they share the same ceilings, risers and programme. Our value is in the interface between them, and in the approvals that govern all five.

01

Roofing

Covering selection, detailing and weather-tightness

Consultancy across roofing systems — flat and pitched, membrane and metal. We review specification against build-up, drainage and warranty requirements, and advise on sequencing so roof works do not hold up the programme.

02

General Contracting

Programme, sequencing and trade coordination

Support for general contracting: works packages, trade interfaces, programme logic and site coordination. We help tie the trades together so handovers between them stop becoming rework.

03

Plumbing

Sanitary, drainage and water services

Plumbing consultancy covering above-ground drainage, water services, sanitary installation and pressure testing, with attention to routing that works with the structure rather than against it.

04

Electrical

Power, containment and compliance

Electrical consultancy from intake and distribution through containment, small power and lighting. Load planning, coordination with other services and compliance review ahead of inspection.

05

Mechanical / A-C

HVAC design intent and commissioning

Mechanical and air-conditioning consultancy: equipment sizing, ductwork and refrigerant routing, controls intent and commissioning, coordinated with the electrical and plumbing services it shares space with.

How the consultancy works

Four stages, from scope to commissioning.

We are not the contractor and we do not replace your team. We are the second pair of eyes on the parts of a project that are hardest to change later.

01Scope

We take the drawings, the specification and the programme, and put in writing what the trade package actually has to deliver.

02Review

Specification, sequencing and interfaces are checked against what the other trades are doing — before the work is fixed in place.

03Coordinate

Services routes, penetrations and handover points are agreed between trades, so one trade does not undo the one before it.

04Verify

Testing and commissioning intent is confirmed, with compliance reviewed ahead of inspection rather than after it.

Engagement

What working with us looks like.

Projects range from a single permit application or a specification review to a contractor wanting the approvals, the consultants and the MEP services coordinated end to end. The engagement is scaled to the question.

  • A proposal developed to the point a client can approve it
  • Contract terms, scope and responsibilities set down in writing
  • Estimate that follows the scope, with assumptions stated
  • Invoice and billing traceable to what was agreed
  • Permit applications prepared, filed and tracked to issue
  • Consultants and designers coordinated onto one set of answers
  • Attendance with the building official, and what was agreed written down
  • Review of interfaces between roofing, plumbing, electrical and mechanical
  • Compliance, inspections and commissioning checked before sign-off, not after

What to send us

A short description is enough to start:

  • The trade or trades involved
  • Type of building and stage of the project
  • The specific question or risk you are facing — a permit stage, a review comment, an inspection
  • Drawings or specification, if you have them
